NNN REIT, Inc. (NYSE: NNN) today announced Q3 2024 results. FFO, Core FFO and AFFO were $0.84/share, and AFFO was $0.84/share; FFO and Core FFO increased 3.7% over the prior year and occupancy was 99.3%. $113.6 million in property investments at an initial cash cap rate of 7.6%. Raised $178.9 million in net proceeds from the issuance of 3,863,700 common shares. NNN has a 12.3-year weighted average debt maturity. Previous 2024 Core FFO guidance was narrowed from a range of $3.27 to $3.33 per share to a range of $3.28 to $3.32 per share.
